How long does it take for carpets to dry after steam extraction?
With our professional high-extraction truck mount and industrial air movers, carpets dry to the touch in 4 to 6 hours. High humidity or dense fiber piles may extend dry times to 8 hours. We recommend waiting 24 hours before heavy furniture placements.
Does professional hot-water extraction keep carpet warranties valid?
Yes. Major manufacturers like Shaw and Mohawk require professional steam cleaning every 12 to 18 months by an IICRC-certified company to maintain wear, stain, and texture retention warranties. We provide physical, dated invoices for your warranty records.
Can you extract deep dog and cat urine smells from carpets?
Yes. Standard surface cleaning only masks smells. We use specialized sub-surface extraction wands (extraction claws) that flush water through the backing and pad where crystallized urine resides, neutralizing it with bio-enzymatic agents.
What is the "sandpaper effect" on carpet fibers?
When sharp dirt particles (silica, dry soil) settle into the base of carpet fibers, walking on them grinds the minerals against the yarns. This cuts microscopic grooves in the fibers, causing them to lose bounce and look permanently grey and dark.
Do you charge extra for heavy spot treatments like ink, red wine, or wax?
No. Our standard residential pricing includes pre-treating high-traffic lanes, spot treatments, and general sanitizing rinses. Only extreme color-dye recovery or restoration cases may require specialized on-site assessments.
Why does my floor grout look dark or black even after mopping?
Grout is porous cement. Mopping actually pushes dirty water into these pores, where it acts like a sponge and accumulates grease, mold, and dark dirt. Only high-pressure steam extraction can lift this locked-in grime.
At what PSI do you wash tile and grout floors?
We rinse at 1500 to 2500 PSI inside a fully self-contained vacuum dome. This high-pressure steam blasts grease loose without splashing water onto your baseboards, cabinets, or surrounding rooms.
How long does grout clear-sealer last?
A high-solids clear penetrative sealer typically protects residential grout lines for 2 to 4 years. Under heavy commercial mopping and tracking, we recommend re-sealing every 12 months.
Can you clean natural stone tile like slate or travertine?
Yes. We use pH-neutral stone conditioners and soft-bristled brush equipment to safely clean delicate natural stones without etching, scratching, or removing natural patinas.
Can you clean delicate fabrics like microfiber, velvet, or linen?
Yes. We are certified in delicate fiber identification. We use low-moisture "shear-flow" hand tools that sheet water across surface fibers, extracting soil instantly without over-wetting delicate fillings.
How long does cleaned furniture take to dry?
Synthetic fabrics like microfiber dry in 2 to 4 hours, while natural linen or cotton weaves may take 6 to 10 hours. We use high-velocity fans to accelerate airflow during the dry-out phase.
Do you offer commercial upholstery cleaning for offices and lobbies?
Yes. We clean corporate desk chairs, lobby sofas, dental patient chairs, and theater seating, removing dander, skin oils, and tracking stains.
What cleaning method do you use for residential air ducts?
We use a HEPA-negative air method. We connect a high-power negative-pressure vacuum system directly to your furnace plenum. We then feed pneumatic whips and rotating air brushes down every duct, pulling all dust out.
How often should home HVAC air ducts be cleaned?
We recommend cleaning your home's air ducts every 3 to 5 years. Homes with indoor pets, asthmatic residents, or spaces that have recently undergone construction or remodeling should be cleaned more frequently.
Why should I clean my residential dryer vent?
Built-up dryer lint is highly flammable. Over 15,000 house fires occur annually from clogged dryer vents. Clearing your lines from the dryer back to the exterior hood also halves drying times and slashes utility bills.
Do you sanitize ducts against airborne mold and bacteria?
Yes. After our mechanical vacuuming, we can apply an optional EPA-approved anti-microbial fogger treatment through the entire register network to neutralize mold spores and dander odors.
What is VCT flooring and why does it need wax?
Vinyl Composition Tile (VCT) is a porous composite tile. Without a protective acrylic sealer, VCT will quickly trap ground-in dirt, suffer black scratch tracking, and stain permanently. Wax acts as the wear-layer.
How many coats of wax do you apply to commercial VCT floors?
We apply a minimum of 4 coats, and up to 6 coats for high-volume environments like school hallways, supermarkets, and clinics. This builds a thick, high-solids protective barrier.
How long must a stripped and waxed floor dry before foot traffic?
We recommend keeping all foot traffic off the floor for at least 4 to 6 hours after the final coat of wax has been laid. We regularly schedule VCT work on nights and weekends to avoid business disruptions.
Why do VCT floors turn yellow over time?
Yellowing occurs due to dirty mop water residues, UV sun exposure, and low-grade wax formulations. We strip yellowed layers off entirely and apply high-solids, non-yellowing premium finishes.
Why do store-bought DIY epoxy garage kits fail?
DIY kits rely on weak acid etching that doesn't open concrete pores. They also lack a moisture vapor barrier. Concrete in Chautauqua County has high sub-slab moisture that pushes DIY coatings right off the floor.
What is your concrete preparation process for epoxy?
We use industrial planetary diamond grinders to shave off old sealers, open the concrete pores, and create a rough profile like sandpaper. This guarantees the epoxy resin will bond permanently.
Is a polyaspartic topcoat better than standard epoxy?
Yes. Polyaspartic clear topcoats are 100% UV stable (never yellow), highly scratch-resistant, and stand up to hot tire pick-up, motor oil, winter road salt, and chemical washes.
Can you install epoxy countertops directly over existing laminate?
Yes. We sand and prime existing wood, tile, concrete, or laminate substrates, then hand-craft seamless marbled epoxy colors over them, avoiding expensive demolition.
How quickly does mold grow after a basement flood or water leak?
Active mold spores germinate and begin growing on damp drywall paper, carpet backing, and framing timber in as little as 24 to 48 hours. Rapid extraction is vital.
What is the difference between home fans and professional dehumidifiers?
Home fans only move humid air. They do not extract water. We use industrial Low Grain Refrigerant (LGR) dehumidifiers that pull gallons of water out of the air daily, drying out studs and drywall.
Are your flood extraction services available 24/7?
Yes. We maintain a 24/7 emergency dispatch line at (716) 680-1516. Since we are local, we can be at your door with flood pumps and drying equipment in under 60 minutes.
Will homeowners insurance cover flood cleanup and drying?
Most standard policies cover sudden, accidental water events (burst copper pipes, water heaters, sump failures). We document moisture maps and dry logs to help you file your claim.
Do I have to get an on-site salesperson to get a cleaning price?
No. For carpets, upholstery, ducts, and power washing, we provide accurate, firm estimates directly over the phone based on simple layouts or room counts.
How do you charge for carpet and tile cleaning?
We charge based on the number of rooms, total square footage, or specific furniture configurations. We believe in honest, upfront pricing with zero hidden fees or sales pressure.
Are you licensed and fully insured?
Yes. J&K Precision Cleaning is fully insured with active commercial general liability, worker's compensation, and commercial auto policies to protect your property.
What towns do you travel to in Chautauqua County?
We regularly serve Fredonia, Dunkirk, Westfield, Silver Creek, Brocton, Stockton, Sheridan, Van Buren Point, and greater Western New York. We will travel further for large epoxy contracts.
